    The brief

The fund's minimum target was Very Good. The 17,000 m² Berlin hotel needed a pre-assessment that connected that ambition to capital expenditure, a practical implementation plan and the fund's wider ESG goals.

    What we did

We carried out a pre-assessment for the 17,000 m² Berlin hotel to understand how it could meet the fund's minimum Very Good target. We connected the improvement pathway with a CapEx analysis and an implementation plan, bringing certification requirements and investment decisions into the same conversation. Throughout the work, the asset-level plan was aligned with the fund's wider ESG goals.

    1. 01

      Assess the starting point

We used the pre-assessment to examine the hotel's starting position against the fund's ambition of at least Very Good. The work identified the gap to that target and established the improvement pathway to be considered for the 17,000 m² asset.

    2. 02

      Connect improvements to CapEx

We analysed capital expenditure alongside the proposed improvements. This helped frame the certification pathway as an investment decision, with the funding implications considered together with the contribution of the improvement options to the target.

    3. 03

      Align implementation with fund goals

We brought the improvement pathway and CapEx analysis into an implementation plan aligned with the fund's ESG goals. The plan connected action at the hotel with the portfolio-level objectives the fund needed the asset to support.
